- meeting with prospective tenants and carrying out accompanied viewings
- fully referencing any applicants
- preparing a comprehensive and protective tenancy agreement, negotiating any special clauses
- receiving the first month’s rent and one and a half month’s rent to be held as the deposit
- taking meter readings at the commencement of the tenancy and informing the relevant utility companies of the change of occupier
- preparing a full inventory and schedule of condition of the property where required
- carrying out periodic inspections of the property
- receiving rent from the tenant passing it onto the landlord, we produce a monthly statement detailing funds received and any deductions
- handling tenants queries and difficulties throughout the tenancy, arranging and overseeing all day to day routine maintenance and repairs
